Position: Residential Property Manager with HVAC Systems Expertise
Location: Boston, MA and surrounding area
Schedule: Monday – Friday, hours TBD (likely 7am – 7pm) with flexibility/be on-call
Reports to: Director, Property Management
Salary: $125,000 plus full benefits, paid time off and annual bonus
POSITION DUTIES:
Unique opportunity for a hands-on, well-rounded highly professional HVAC technician specialist. Working within an existing Property management team, serving several homes and properties owned by one multigenerational family with homes in Boston and the surrounding metropolitan area, extending to North Shore and Cape Cod.
Responsible for maintenance and preventative care of the HVAC systems to ensure a safe and healthy living environment for the principals and their families, while maintaining and enhancing the value of all properties and protecting the privacy and confidentiality of the client.
A strong emphasis is placed on being a mechanically minded and strong relationship manager, while acting as the owner’s representative to provide unassuming and seamless service in a quiet and polished manner. Home HVAC systems can be complicated and sensitive, the family places a priority on upkeep and optimal conditions of HVAC and plumbing components.
Key Responsibilities:
· Act as a liaison to the family, clearly and concisely communicating issues and viable solutions and propose a course of action. Once work is approved, schedule work at the convenience of family, being sure to minimize any disruption.
· Respond to family requests and work to complete such tasks in a timely manner.
· Identify, prioritize, perform, and coordinate work at the various properties.
· Check and maintain all mechanical systems, often complex in nature.
· Source, schedule, and work with approved contractors for various property tasks and projects.
· Respond 24/7 to property issues
· Troubleshoot all building issues that arise and implement solutions in an efficient and cost-effective manner.
· Accompany and supervise vendors at properties to assure security, privacy, and value of services.
· Provide a high level of property protection as needed in advance of scheduled work.
· Work alongside vendors to facilitate an efficient, cost-effective, and quality outcome.
· Responsible for preventative maintenance on equipment to maintain effectiveness.
· Evaluate property conditions and develop work order lists to maintain or improve conditions based on family goals.
· Provide reporting on property maintenance activities and maintain detailed records for equipment and homes.
· Grow personally, through continuing education, trade shows, subscriptions, classes, and professional experiences outside of work, especially related to HVAC systems.
· Self-perform preventative and emergency repairs maintenance when possible, balancing when to outsource.
· Develop and maintain vendor relationships and bring in new vendors when necessary.
· Work with family office staff, in-house security, curatorial, and technology services; manage communication, access, and services.
· Provide timely invoice review and recommendation for payment.
· Attend periodic meetings with team and manager
QUALIFICATIONS: Education and Experience
· 10-15+ years in a similar role or related experience required (including an understanding of all major construction trades).
· High-end service experience working (UHNW) private family settings preferred
· 10-15 years of experience specific to HVAC/Plumbing trade
· Current valid driver’s license required.

· Must be able to complete reports and maintain regular documentation for projects, invoices, vendor information, etc.
· Comfortable with and adept at learning new technology interfaces and software. Ability to use mobile devices for coordinating and reporting work performed.
· Proactive and positive attitude, highly motivated, self-directed with minimal daily supervision.
· High regard and respect for privacy and always maintain a high level of confidentially and discretion.
· A high value is placed on safety and security, with training in OSHA and first aid/responder preferred (provided if not existing).
· Ability to work at heights on occasion and the mobility and flexibility to navigate tight spaces and lift and carry heavy objects (at least 50 lbs.).
· Comfortable with being on your feet for long periods of time.
· Experience with hand tools, power tools, and smart home systems.
· Comfortable working in a team centric environment
· Proficient in Microsoft Office suite, with prior experience and understanding of integrated home technology systems.
